PALM COAST TILE
Tile installation in St. Augustine homes, old and new
St. Augustine has a wider range of housing than most Florida cities. There are century-old houses near downtown, mid-century homes on Anastasia Island and in the neighborhoods off US-1, and a large amount of new construction in the western and northern parts of St. Johns County.
That range matters for tile, because the age of a house largely decides what is under the floor and behind the walls. The tile itself goes in the same way everywhere. The preparation does not.
BY TYPE OF HOME
What changes with the age of the house
These are the differences we look for at the estimate.
Older homes on raised wood floors
Many older St. Augustine houses are built off the ground on wood framing. Tile needs a stiff floor, so the framing and subfloor are checked, and a backer board or uncoupling membrane goes down before tile. Floors in old houses are also rarely level, which affects layout.
Mid-century homes on slabs
Older concrete slabs often have old tile or terrazzo on them and may have settled cracks. Removing old flooring and treating cracks is usually the main preparation.
Newer construction
Recent homes generally have flat slabs and standard builder-grade bathrooms. The common projects are replacing a fiberglass shower with tile, adding a kitchen backsplash, and upgrading floors.
Homes near the water
On the island and along the Intracoastal, humidity and salt air are harder on bathrooms and outdoor surfaces. Good waterproofing in showers and exterior-rated tile on porches matter more here.

GOOD TO KNOW
Things to check before a tile project in an older home
A little information up front makes the estimate more accurate.
What the floor is built on
If you can see under the house or know it has a crawl space, mention it. Wood-framed floors and concrete slabs are prepared differently.
Historic district rules
Homes in the city’s historic districts can be subject to review for exterior changes. Interior tile is usually not affected, but it is the owner’s responsibility to confirm with the city.
Existing damage
Soft spots in a bathroom floor, stains on the ceiling below or tile that sounds hollow are worth pointing out, since they suggest repairs before tiling.
Tile already purchased
If you have bought tile, tell us the size and material. Large-format tile in an old house with uneven floors needs more preparation than small tile.

F.A.Q
Frequently asked questions
Do you travel to St. Augustine for tile installation?
Yes. We are based in Palm Coast, the next county south, and St. Augustine is part of the area we work in.
Can tile be installed on a wood floor in an older house?
Yes, with the right preparation. Tile is not bonded directly to wood. The subfloor has to be stiff enough, and a cement backer board or a membrane is installed over it first.
My house has terrazzo or old tile on the slab. Does it need to come out?
Not always. Tile can sometimes be installed over a sound, well-bonded floor after proper surface preparation. We look at its condition and the floor height at doorways before recommending either way.
Do I need a permit to retile a bathroom?
Replacing tile is generally treated as a finish and does not usually need a permit, but work that changes plumbing or structure can. Check with the City of St. Augustine or St. Johns County building department for your address.
Do you work in new-construction homes?
Yes. Replacing builder-grade showers with tile and adding backsplashes are common projects in newer homes.
